Yes. Condominium Unit owners can opt to rent their residences for short-term stays through EXMAR Hospitality Services, the HOA manager and property management company for Pioche Village Condominiums. Condominium Unit owners may also choose to not rent their residence or use an outside property management company. Please see the Rules and Regulations for the full overview of the nightly rental parameters.
Yes. Condominium Unit owners may opt to rent their residence through any rental company of their choosing, including EXMAR Hospitality Services, or may manage the rental themselves. A Conditional Use Permit (CUP) is not required for long-term rentals. A Primary Residential exemption for property tax may be applied in the event a residence is being occupied full time by resident(s) according to current Wasatch County guidelines.
Yes. Each Condominium Unit receives one parking pass to park within designated surface parking stalls of the Pioche Village Condominium project on a first-come, first-served basis. A Condominium Unit owner may select assigned underground parking instead of surface parking for their vehicle; however, assigned underground parking requires purchase of a condominium parking stall or payment of a fee.

Yes. Visitors (Guests of Owners) parking a vehicle temporarily at Pioche Village shall park their vehicles only in designated temporary visitor parking stalls and in accordance with the provisions of any posted signage for such designated parking spaces, including, but not limited to, any time limits indicated by any such signage. Visitor parking may require a parking pass at the discretion of the Manager and shall be signed to indicate the duration and pass requirements.
Yes. There are 4 ADA parking stalls – 1 on the east end of the parking lot, 1 on the west end of the parking lot, and 2 adjacent to the spa building. In addition, there are ADA stalls located within each building garage, which must be assigned by the Association or their designee.
The current estimated annual HOA dues are $10-$11 per square foot for the Pioche Village Condominium Association and $50 for the Mountainside Master Association, all subject to change by the applicable Association. Included within the HOA dues are internet, trash service, gas, water, sewer, domestic hot water, common area electric, snow removal, landscaping, pest control, elevators, spa area management, exterior window washing, common area maintenance and cleaning, insurance, and admin expenses. Electricity for each Unit is not covered by the HOA dues and is the responsibility of the Unit Owner.
Yes. A community reinvestment fee is payable to Mountainside Resort Foundation, a Utah nonprofit corporation. The first purchase from the developer is exempt from a community reinvestment fee. Currently, all subsequent sales are subject to a 1.25% community reinvestment fee.
Yes, the residences are sold furnished, exclusive of housewares and linens.
Yes. Pets are allowed at Pioche Village but are subject to limitations on number, weight, and breed. Pets are limited to Unit Owners and tenants of a Condominium Unit with a lease of twelve months or more.
No. BBQs, charcoal/propane grills, or other similar devices are not allowed on balconies or decks.
No. The Condominium Units do not come with a storage unit. However, owner storage units are available for rent on a first-come, first served basis for an additional fee. There are 117 storage units available for rent located in Building Patin.
Yes. There are multiple pre-approved lenders available to lend on Pioche Village Condominiums. The use of any such pre-approved lenders is in the discretion of the purchaser and is not required.
